Every Boundless project follows the same four steps, so you always know where things stand.
A site visit and an honest read on your drawings, budget and timeline before anyone commits to anything. If it is not the right fit, Josh will tell you.
A detailed, fixed-price proposal with inclusions spelled out line by line. No vague allowances hiding surprises for month three.
Josh on site, regular progress updates with photos, and decisions raised early rather than sprung on you late.
A walkthrough held to a standard beyond the defect list, statutory warranties honoured properly, and a follow-up after you've lived in it.

Josh is a licensed builder and carpenter who has lived on the Coffs Coast for most of his life and spent over 17 years working in the local building industry. During that time, he has worked with dozens of local tradespeople and building companies, developing broad experience and strong working relationships across the region.
He brings a thorough, practical approach to each project, with a particular strength in problem-solving. From working through challenging details to finding the right way to bring a client's ideas to life, he takes the time to understand the options and find a sound solution.
Through Boundless Homes, Josh specialises in residential building, from carpentry and renovations to new homes, while also taking on selected commercial fit-outs. He works closely with clients and stays personally involved throughout each project.

Straight answers
Preferably, yes. Josh is at his best building from considered documentation, and works closely with architects and designers from pricing through to the final detail. If you don't have one yet, he can recommend local designers suited to your project.
Fixed price for defined scopes, with inclusions itemised so you can see exactly what you are paying for. Where a project carries real unknowns, such as structural work hidden in an older home, Josh will say so upfront and price that portion openly rather than bury it in a vague allowance.
Yes. Boundless Homes operates under NSW Builder Licence 258422C, carries public liability insurance, and provides HBCF cover (icare Home Building Compensation) on residential work over $20,000, as required in NSW.
The focus is architectural renovations and extensions from around $250k, high-end interior detail work, and commercial fit-outs. Smaller projects are considered case-by-case where craftsmanship genuinely changes the outcome.
Coffs Harbour and roughly 45 minutes around it, including Sawtell, Moonee Beach, Woolgoolga, Bellingen, Urunga and Nambucca Heads. Staying local is how Josh gets to spend his time on site rather than on the highway.
